When The Market Shifts...You Shift

Buyers on the Rampage

Not many complaints from real estate professionals when buyers are standing in line with fists full of cash and shouting to outbid each other for a piece of the American Dream.  Well, I did hear from some quarters that listings sold before the agent could upload the data on the Website.  I always felt real bad about that.  Some others complained that FSBOs didn’t convert to listings in such high numbers and that the Expired Listing Market has literally dried up.

SELLERS RETIRING ON
REAL ESTATE PROFITS

In California, folks were selling homes for sinfully high prices then moving off to states where prices were still reasonable.  Many agents sold multiple homes to new arrivals from the Golden State.  The buyer would live in one house and rent out the others and live and the rental income.

WHEN BUYERS ARE BUYING

A good business plan for dealing with this kind of a market depends on your position in the community. A relatively new agent without a strong referral base will get best results by targeting the online buyer.  A good, optimized Website that can get high search engine rankings is just the ticket.  A well known agent with an established referral base might also choose to target the online buyer but can also continue to go after listings.  A good Website that is optimized for the search engines will work to attract buyers but the Website must also include mini-marketing strategies that target sellers.

Cautious Buyers

At the present time, most of the country is experiencing a Market Shift in real estate.  After several years of working with Buyers on the Rampage, we are now meeting the Cautious Buyer.  The Cautious Buyer is facing higher interest rates so can afford less house and he has got to be deaf and blind if he doesn’t know that home prices are going down.  The Cautious Buyer wonders, How Far Down?

SO WHERE DO YOU SHIFT?

When homes stop selling as soon as they are listed for more than the listing price and interest rates move up, listings tend to stay on the market longer.  FSBOs are not so cocky and successful and may experience frustration when their home does not sell.  Many listings will not sell because the owner who decided to sell when the market was hot is not able to adjust his thinking when sales cool down and prices drop.  So a good Website that includes mini-marketing strategies that focus on FSBO and Expired Listings needs is just what you need to succeed in this market.  Visit http://www.sellrealestate.net

to see a demonstration Website we call The Lead Generator. When you check out the Website’s contents, you will understand why we call it that.

TARGET CAUTIOUS BUYERS?

The buyers in this kind of a market are Cautious but they are still there.  Buyers may not be as plentiful as they were in a hot market but they still use the Internet to start their search for real estate information and if you want to attract them, you need to be out there where they will find your Website.

GIVE BUYERS WHAT THEY WANT

The IDX information on your Website is very important when you are targeting buyers no matter what the market is like.  If you would like more information about IDX (Internet Data Exchange), what it means, how it helps you and how to get it on your Website, visit www.sellrealestate.net and click on the IDX Solution link.  A drop down menu will appear with lots of information about this very BIG topic.

Willing Buyers &
Willing Sellers

Sometimes you wonder if there ever was or ever will be again a stable real estate market.  You know what I mean… That time when statistics say that a 10% turn over rate for homes is typical in most communities.  A stable market exists when homes appreciate 5% to 12% a year and folks in this country tend to live in their home about 5 to 7 years and then move on.

SHIFT TO BUYERS OR TO SELLERS?

In a stable market it makes sense to take a proactive approach to both buyers and sellers.  Again, the Internet is the best place to be to generate buyer leads and your approach to sellers will depend on your experience and your preferences.

NEW AGENTS CAN COMPETE

Sometimes I talk with new agents who feel intimidated when it comes to working a geographic farm.  In some areas, homeowners are deluged by postcards, newsletters and flyers from well-established agents who have been working the area for years.  It is hard to compete in that arena but it CAN BE DONE.  The way it can be done is by being more clever than the experienced agent, especially when it comes to using the Internet.  This is where who designs your Website can make a big difference.   Call me toll free at 888-814-5346 and we will talk about ways that any agent, new or experienced, can use clever Web design and Internet technology to literally OWN their farm area.

HOW WE ARE JUDGED ONLINE

An experienced agent who has done smart marketing for years in an area will have an advantage in name recognition and awareness when it comes to marketing but online we are all judged by different standards.  The online prospect judges all of us by the quality and type of information we provide.  We are judged by whether or not the information on our Website has been seen on several other sites, as happens often with template Websites.  We are judged by how easily our Website navigates, how quickly it downloads and whether or not the prospect every finds the Website to begin with.  The Internet has imposed a new set of marketing rules on all of us.
